We are currently building a separate unit in the fenced backyard. You may see workers bypass the front yard or the side yard to the backyard.

Working hours: Monday to Saturday 8am–6pm and on Sundays contractors may do non-noise work only.

Backyard access is restricted for safety reasons.

No parking on the driveway or backyard.

Our property is located in the heart of San Jose, known for its lively atmosphere and convenient access to local attractions. The area is patrolled by the San Jose Police Department, ensuring that guests can feel safe and secure during the stay. To further ensure a safe and enjoyable stay, we recommend avoiding walking alone at night and keeping valuables out of sight.

This listing is a private bedroom in a 3 bedroom 1 bathroom house, with 1 sharing wall with the neighboring bedroom and laundry room is next to the unit. While we strive to ensure a quiet and peaceful stay for our guests, please note that there may be occasional noise from neighbors. We suggest bring earplugs or skip the place if you are a light sleeper, and kindly ask that you be considerate of your neighbors and keep noise level down during nighttime hours.

The cleaning fee only covers one-time cleaning after each guest checks out. There is no cleaning service during the stay. Guests are expected to clean up after themselves to ensure that the space remains comfortable for everyone, especially in common areas. Kindly ask each guest take a few minutes after each use to wipe down the sink, countertop, and any surface you may have touched. Please also make sure to dispose of any trash or personal items in the provided bins.

There is a smart lock on the front door which the guest will use to enter the house. There is also a digital lock on each room.

Please always clean up after yourself. No dirty kitchenware or leftovers in the sink or on the countertop. Please keep in mind cleanliness is essential to our guests.

Please respect other guests in the same house. To ensure everyone has a good sleep, please don't use facilities in the common areas after 10 pm.

The whole check-in process is self-severed. Please read my messages and check-in guide carefully before your arrival and ask questions if anything not clear, especially if you plan to check in after hours.

As a friendly reminder, if you have any issues during your stay, please bring them to our attention. We would love to fix them for you right away. Any refunds on cleaning or nightly rate will not be authorized after check out, and we have a very strict no-smoking policy. Any traces of smoking inside the unit will result in a penalty of $500 USD.

Other things to note
IMPORTANT policy about changing an existing reservation:

1. Shortening the existing reservation is the same as cancellation. Please refer to strict cancellation policy.

2. To extend an existing reservation, please follow these steps:

• Make a new reservation just like how you book the existing one
• Send us a note to waive the second cleaning fee if you don't need cleaning on the check out date of your first reservation
• Please note: we don't accept alteration. Based on our experience, alteration is complicated and confusing for our guests.
• If you are thinking of extending your stay, you may want to do it as early as possible. "Instant book" is on, which means everyone can book available dates on our calendar. We cannot hold any dates without a confirmed reservation on those dates.
