Need Studio in Gold Coast to Lakeview area in September

Hi, I'm moving to Chicago from Miami and looking to start a job in Gold Coast near Lakefront park. Been looking at places on apartments.com but seeing mixed reviews on some places when it comes to mold/roaches/bad management. Is this just a normal thing everyone has to deal with in this area?

Do you have any recommendations on good management companies to look into? Or which ones I should avoid? Is it better dealing with an individual owner rather than a company?

Basically could use any help you all have for a studio in Gold Coast north up to Lake view or even Buena park and Uptown.
