You are booking a bedroom in a large 8 bedroom shared home. This room has a window to the back of the house. There is a queen bed, desk, tv and a walk in closet. Up to 2 people can stay in the room (extra guest fee). The door has a coded lock for your security. You will be sharing a hall bathroom upstairs and a half bath downstairs. Self Service laundry is free. You can enjoy the shared kitchen, patio and backyard. 30 min direct bus ride to downtown San Jose.

The space
We’ve taken great effort to create a clean, comfortable, convenient home for people visiting the area. The common shared space is the kitchen, dining area and backyard patio.

MONTH TO MONTH AND MID TERM STAYS
We can accept longer bookings. Please message us before booking if you need multiple months. The cleaning fee for multiple months is different from a booking of one month or less. When you make a booking it includes the cleaning for the first month. After that you will be charged $10 per week for each week past one month. This fee is to help pay for the weekly cleaning of the shared space. The cleaner generally comes to this house on Tuesdays. If you would like your bedroom linen changed and your room mopped, it is an additional $20. This must be prearranged and requested before Tuesday. The extra $10 per extra week will be charged just after your booking goes thru.

When you book thru, you are booking a short term rental. Your stay is not a tenancy so there are some things that may not be allowed.

MAIL
Because this is a short term rental, not a tenancy, you CANNOT use the house address to receive mail. There are local stores where you can rent mail boxes or receive packages. Often they are inside grocery stores. We will not become involved with any packages that arrive or don't arrive at the house. Please don't ask us to help you locate your Amazon or Door dash deliveries. Absolutely no cardboard boxes inside the house. Pests are frequently transported in delivery boxes. Cockroaches use the cells of cardboard boxes to lay their eggs.

RESPECT is a huge theme and focus for us. You will be staying with people from various countries with various cultural backgrounds and habits. We ask that you try to keep this in mind. Please be overly considerate. You never know if something you are doing may be offensive to someone from a different background. Take personal responsibility to clean after yourself and leave a tidy bathroom and kitchen for the next guest.
We can guarantee that your bedroom will be 5 Star Clean when you arrive. The rest of the home will be tidy, but since it is a shared space, we can not 100% guarantee the others will 100% clean after themselves.

VISITORS
This is our Zero Tolerance House Rule. The only people allowed in the home at any time are officially registered guests who have been ID verified. This is for the safety, security and comfort of everyone in the house. You can be assured that your housemate doesn't have a random unknown person in their room and that the house isn't completely overcrowded. If you break this rule policy allows for us to cancel your booking without refund.

This is not a party house. Your housemates are serious people who often need to work in the morning. That being said....if you are a several month guest and have a family member or friend accompanying you or visiting you for a a few days, talk to us for permission and guidelines. There is an extra guest fee.

SECURITY CAMERA
According to policy, we want to disclose that we have a security camera at the front entrance. It has sound. It will be turned on during your stay. It is a clearly visible camera outside the home. (We do NOT have any cameras inside the home.) This is for everyone's comfort and protection. We don't have problems in the house, because we take efforts to keep the house safe for you and your things.

KITCHEN USE
Using the kitchen is a privilege that is granted to you, if you use it with respect for the others, you can prepare simple meals. No frying fish or cooking with strong spices that leave a lingering odor--what smells good to you may be offensive to others. You are expected to clean up your mess. We do not have maids. You must commit to washing your dishes right after use. This means no leaving dishes to soak because you've burned something. If you violate this rule, you may lose kitchen privileges.

CLEANING
The cleaning fee that you pay when booking is for preparing the room before your stay and restoring it after you leave. We DO NOT have a daily cleaning service. We have a cleaning person who comes in when a guest leaves or once a week. At that time they will clean the shared bathrooms, kitchen and living room. This person maintains the overall cleanliness of the common area, but nonetheless, you are expected to clean after yourself in the shared space.

LAUNDRY
Free on site washer and dryer. You provide your own detergent. Please do not do laundry during the quiet hours. DO NOT OVERFILL THE MACHINES. HALFWAY FULL IS THE MOST A MACHINE CAN HANDLE.

CHECKING IN
The house and your bedroom have coded lock. Each guest gets their personal code that works for the front door and their bedroom door. The codes are changed between guests.

PARKING
There is driveway parking for two cars overnight. It is not assigned to any particular person. Otherwise, there is street parking.

BIKES
Absolutely no bikes in the house. There is plenty of space in the side yard to store bikes.

Before you book the wrong place, just know that for things to run smoothly in this type of shared home, we need to run a tight ship. We have rules that we will enforce, so don’t be surprised if we call you out on some violation.

Since this is a shared home, we reserve the right to enter the shared space for cleaning or maintenance without giving advanced notice. Your bedroom is your private space and we would never enter the bedroom without advanced notice and your permission.

We expect a certain standard of behavior from everyone, though we cannot guarantee that everyone will follow the standard we have set. Our only recourse is to cancel the booking of people who violate the house policies. If you feel someone is being disrespectful, you must let us know immediately. We want the opportunity to talk to the other guest and not find out about offensive behavior after your stay has ended.

Guest access
You have equal access to the shared space in the home and the backyard. You are not allowed to access the other guest rooms under any circumstance. We may leave doors open on vacant rooms. This is not an invitation to enter. We do this for better air circulation and for the heat and A/C to work better.

Other things to note
The backyard is for use of all tenants. Please respect the quiet hours when in the backyard. We have a good relationship with our neighbors and we don't want to spoil that.
