1 bdrm in 2 bed/1.5 bath

I'm a 29 y/o female Ph.D. student, and I'm looking for a roommate to share a beautiful 2 bedroom, 1.5 bath apartment in Midtown Palo Alto. The apartment comes with two dedicated parking spots, laundry in the complex, and a private outdoor patio. It has two floors (all hardwood downstairs) and lots of storage space. The location is 15 minutes from the Stanford campus, across the street from a Philz coffee, walking distance to Safeway, and close to downtown and 101.

My roommate is moving out at the end of June, and my lease is up at the end of July. I'm looking for someone to co-sign the new lease with me, with the option of moving in as soon as July 1st. Rent will be about $1450 per month/person (exact number TBD by my landlord, but it certainly won't be more than that).

I am looking for a young professional or student who is a non-smoker. I plan to acquire a kitten at the end of June (my current roommate is allergic), so I'm also looking for someone who is amenable to that.
