Does anyone look for a two-bed room apartment near the Stanford Campus?
I am leaving Stanford early August. I am looking for someone who wants to succeed this housing unit.
The address is: 420 James Road, Apt#15 (upper unit), Palo Alto, CA 94306. About 10 minutes’ drive to Stanford University. Easy access to El Camino Real, but pretty cozy because the community is a little bit detached from the road.
The current rent is $2,995/month. Our contract expires on August 29th. After the expiration, the rent will rise to $3,195/month (12 months lease) or $3,345 (6 months lease), or $3,495(month-to-month basis).

My family (I, my wife, and two children) has lived in this housing unit since the end of last December. We were pretty satisfied with the location, quality of the unit, and the speed of the responses from the leasing office (Vittoria Management). Also, my two children, who went to Terman Middel School from this unit were all satisfied with the housing as well as the school.
There are two on-site managers living inside the community: Max and Mary. Also, Chandler and Robie at the leasing office were always quick and kind to our inquiries. For example, where there was a drain issue with the toilet and the shower room in the master bedroom the other day, upon my request in the morning, they sent a technician right away within the day to fix all the problems.
This is not a new lease, but a succession process. Therefore, you will have to pay the $750 security deposit to me rather than to the leasing office. I will have to pay $150 succession processing fee to the leasing office when we sign a succession contract at the leasing office.
In case of succession, there will be no inspection and cleaning by the leasing office, but I am willing to pay $300 out of my pocket for cleaning after we move out. We do not wear shoes inside the unit, and we spent most of our time at school. Therefore, I believe there won’t be any issue with the unit.
The usual income and asset restrictions and credit checks will apply. You need to have a good credit on you, and prove that you have yearly incomes and/or assets that are three times as large as the yearly rent (the monthly rent times 12).
