Utilities included (Power, water, garbage, cable TV, WiFi). Suite hasseparate Heat and AC controls.
During drought: Renters pays 1/3 of water bill. If renter is not conscientious about power usage, 1/3 of the PG&E bill will also be shared.

Occasional overnight guest is OK
No pets (but we have 2 cats).
