Looking for 2 roommates ASAP in Cambridgeport, 1 now, 1 on 8/1

Looking for 2 responsible/respectful roommates for 13 months (ending month of current lease w/ new 12-month lease to be signed starting 9/1/2026 through 8/31/27).

We have a 1st floor 3 bedroom/2 bathroom unit of a duplex house on a quiet 1-way street in Cambridgeport roughly half way between the Boston University Bridge and Central Square.

1 roommate, young (mid 30s), clean, urban professional male, is remaining to renew the 12 month lease starting 9/1/2026.

Total rent per month = $3800 for 3 bedrooms. (roughly $1,266/bedroom/month if split evenly)

All 3 roommates to agree upon price of each room based on private bathroom vs shared, room size, etc. prior to signing new lease (starting 9/1/2026).

This does NOT include utilities (gas, electric, internet).

The most expensive month (usually February) was ~$360 total, roughly ~$120/roommate.

The cheapest month (usually June) was $120 total or ~$40/roommate.

2 rooms are available: 1 is available now, the other on 8/1/2026:

1 completely empty private bedroom is available now

Approx: 10.5 x 11 ft bedroom (w/ 3ft entrance/walkway) has a decent sized closet

Freshly painted and has North facing windows with tons of bright light

-includes 2 desks and computer chair (pictured) as well as a window AC unit

This room shares a bathroom with the roommate (very clean, hardly here) who is staying.

1 bedroom available 8/1 or 8/15, TBD, negotiable = Approx. 13 x 11 ft bedroom

-has private bathroom but no closets (converted to bathroom?)

-has private door to back stairwell and 1st floor back deck overlooking peaceful back yard

-----virtually private (upstairs/respectful unit has their own front/back decks)

-has large South facing windows, also very bright

-can (would preferably) be completely furnished with simple, but functional: desk, computer chair, Ikea 5 drawer dresser, Ikea 3 drawer (middle drawer removed for easier access) night stand w/ decent desk lamp, 2nd smaller wooden night stand, 2 free standing racks for hanging clothes, elevated (1ft off ground) mattress frame +/- 1.5 year old Zinus 12in green tea cooling memory foam mattress +/- window AC unit +/- 36pair shoe rack, blackout curtains, etc.
