Private room, restroom, upper patio

Please read the parking information and other details to note. Stay close to everything: Downtown, Hollywood, USC, Dodger Stadium, Cal State, Chinatown, Olvera, Dash & Metro Rail. Neighboring areas: Pasadena, Alhambra, and freeways: 5, 10, 710, 605, 60, 210. Adjacent to park, great coffee/eating shops, markets within walking distance. Patio is updated with new items. If items are damaged or overused, I will replace in room and patio space. The room is equipped with everything you need.

The space
The room has a private entrance and deck, not shared space for your stay. The space is adjacent to a park. I live on the property. No candles, open flames, and smoking is allowed. Due to insurance and being next to a park and hill.

Parking space is on the premises. The space is for 2 cars and is a shared space with 2 other people. The parking in the driveway is tight, designed for compact vehicles. I'm extremely flexible in sharing my space. The individual must be flexible and able to park on the street, for instance, for patio and driveway cleaning or usage, or when the driveway is unavailable. The shared parking space may block another car, person must be flexible to move the car or provide keys so car can be moved. If there is a space on the street, please park on the street. Note that we are adjacent to a park, and I and others park in the Park if we are going in and out or leaving for the day, not to block the driveway. Park hours are 5 am -10 pm.

The other person and I live in the house and park on the street when there is space available - it has not been an issue.

The room is located in a one-way corridor. The person using the parking space must be able to back up easily to get out of the driveway. If you are going out of town, I can host your car while you are away.

During your stay
I stay in the front and I', easily accessible. As much as you want or not.

Other things to note
This neighborhood is surrounded by local artist murals. In a residential setting, Many different types of food and markets. The park and area have a great view of the city.

Note that the patio is for your use "only". I have access to that 24 hours area to get to my storage, bring items to the yard, safety and maintain the area, during your stay. I'm very respectful during your stay. Also, a compact washer is on the patio and is shared with for my use and maintenance. I'm very respectful and use when you are not in the patio. No pet bedding or toys allowed in the washer. There is a laundromat in the community for heavy items and pet bedding. I also have a separate washer that can be used for these items, per request.

Parking- No parking on the street Mondays from (except Holidays observed) from 11-3.. Driveway Parking is shared. I park on the street, therefore making my space available for you. The driveway fits 2 compact cars.

At times, I may need the driveway to clean, store my car, landscape, and or a repair to the home. Street parking is available. The park is available from 5am - 10 pm for parking if you are going in and out or can't find parking, This rarely happens but does happen.

Pets- 1 small pet (cat or dog under 25 lb) is welcome. Please message me if you have a pet to check if the space is suitable for your companion. Pet must be potty trained if staying in the room. Must clean up after your pet on the patio and premises of the outside home. Pet must not be stressed for hours if left alone to limit neighbor complaint, property damage, room must be kept free of pet odor and maintained during your stay. Items of pets, such as bedding, toys, etc., must be laundered at a local community laundromat. I also have a specific washer for pet bedding that can be used; please ask.

Electricity and Air Conditioner - please turn off lights and the air conditioner when not in the room or in use. This helps me keep costs down and not raise prices.

Note that this area house is next to a park, and I clean the patio weekly to eliminate dust, debris, and critters.

Note that my neighbor has cats that, at times, come over - please do not feed the cats.

Note: stays over 30 days do not pay transient and other taxes.

Note - There is an EV electric car charging cost station at the park on the same block of the stay.

Sheets & pillowcases are cotton or linen, and towels are cotton, and I will replenish at your request for long stays & take care of the cleaning of linen if requested.
